Energy Performance Certificates

EP-CertificateThere have been important changes in the law, which affects all building Owners and Landlords.

Since January 2009 it has been a legal requirement for a commercial Energy Performance Certificate to be produced for each commercial property offered for sale or let. Keegans and their sister company, Dearle and Henderson are proud to be at the forefront of delivering Energy Performance Certificates to a broad range of clients in both the public and private sectors.

The Government has introduced increased targets to ensure improved energy performance of buildings to reduce carbon emissions by the year 2050.

EPCs are designed to facilitate the analysis and performance of a building in terms of energy usage and carbon dioxide emissions and to offer advice on possible improvements. Similar in nature to the energy certificates on domestic white goods, these measures allow identification of buildings which are, and more importantly are not performing well in terms of energy usage.

EPCs are required by law when a building is constructed, sold, offered for rental or lease assignment, and where modifications which result in changes to the heating/cooling and ventilation systems.

We have produced large volumes of EPCs for a variety of high profile clients. The experience gained by our staff means we are well placed to provide the highest standards of service. We employ an accredited team of energy surveyors and assessors who hold all of the necessary qualifications to enable them to produce commercial EPCs.

In order to produce an EPC we collect information about;

  • Heating
  • Cooling and ventilation systems
  • Hot water systems
  • Lighting
  • Building age
  • Construction details and level of insulation
  • Building dimensions (internal)
  • Windows


We gather this information during a survey of the property. The time needed for this will vary according to the size and complexity of the property. Detailed plans of the property are needed for larger/ more complex buildings and we will prepare these if none are available.

Following the survey, we use the data to generate an EPC. This will contain information about the building's energy demand, as well as target levels that could be achieved if relevant improvements are made. There is an A+ to G scale which shows carbon dioxide emissions and there are recommendations for improving the energy efficiency of the building. These recommendations are not compulsory, but they will reduce energy consumption if adopted, and information is given to enable the cost effectiveness of each measure to be assessed.
